FAQ

Questions buyers ask us

Level 2 or Level 3 — which do I need?

Level 2 suits conventional homes in reasonable condition. Choose Level 3 for older or larger homes, properties that have been extended or altered, or if you plan works. Send us the listing and we will recommend one for free.

How soon will I get the report?

Normally within 5 working days of the inspection. We also call or text you on the day with the main points from site.

Is a survey the same as a mortgage valuation?

No. A lender's valuation is for the lender and only checks the property is worth the loan. A survey is for you and tells you about the condition of the home, defects and repairs.

When should I book?

As soon as your offer is accepted, and before you exchange contracts. That leaves time to renegotiate or ask the seller to fix things if needed.

Do I need to be there?

No. We arrange access with the estate agent or seller. You are welcome to meet us at the end of the visit if you would like.

Will you lift carpets or move furniture?

The inspection is non-invasive: we do not lift fitted floor coverings, move heavy furniture or open up walls. Where something is hidden, the report says so and advises on further checks.

Do I need a survey on a new-build?

New homes often have snagging defects. A snagging survey gives you a clear list to send to the developer while they are still responsible for putting things right.

When and how do I pay?

By bank transfer after you sign the invoice and terms online, and before the inspection. Our bank details never change by email.

What if the survey finds problems?

Most reports find something. We explain what matters and what does not, so you can decide whether to renegotiate, ask for repairs, get further checks or walk away.

Do you work for the estate agent?

No. We act only for you and our report is independent. If you were introduced by an agent or anyone else, we tell you before you instruct us.
